1. Acceptance of Terms
By accessing and using the Niketh Estates website (nikethestates.in) and submitting any enquiry or booking form, you agree to be bound by these Terms and Conditions. If you do not agree, please refrain from using this website or our services.
2. Nature of Services
Niketh Estates Private Limited is a residential plotted development company. Our website provides information about DTCP-approved plot layouts in Narasapura and Vemgal, Kolar district, Karnataka. All project information, prices, and specifications on this website are for informational purposes and subject to change without notice. Prices and availability must be confirmed directly with our sales team.
3. Accuracy of Information
We endeavour to keep all information on this website accurate and up to date. However, Niketh Estates makes no warranties or representations regarding the completeness, accuracy, or reliability of any information published herein. All legal documents — including DTCP approval orders, DC conversion certificates, title deeds, and encumbrance certificates — must be independently verified by your legal counsel before any financial commitment.
4. Site Visit Terms
Complimentary site visits are offered as a service to genuine prospective buyers. Niketh Estates reserves the right to decline or reschedule site visits at its discretion. The pickup and drop service from Bengaluru is subject to vehicle availability and must be pre-booked. Any incidents or accidents during site visits are subject to local laws and are not the liability of Niketh Estates.
5. Booking and Payment
A booking token amount (typically ₹50,000 to ₹1,00,000) is required to reserve a specific plot. This amount is fully adjustable against the total sale consideration stated in the Sale Agreement. Booking tokens are refundable in accordance with the terms stipulated in the formal Sale Agreement executed between the buyer and Niketh Estates. Refund decisions are at the discretion of the management and will be communicated within 15 business days of a written request.
6. Registration and Stamp Duty
All stamp duty, registration fees, and statutory cess applicable at the time of execution of the sale deed are the sole responsibility of the buyer and are payable directly to the Karnataka State Government. Niketh Estates provides assistance and guidance in completing the registration process but does not bear any registration-related government charges.
7. Intellectual Property
All content on this website — including text, images, layout plans, branding, logo, and data — is the exclusive intellectual property of Niketh Estates Private Limited. Reproduction, redistribution, or commercial use of any content without prior written permission is strictly prohibited and may attract legal action.
8. Limitation of Liability
Niketh Estates shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of this website or any inaccuracies in the information provided. Our total liability to any party for any claim arising out of the use of this website shall not exceed ₹10,000 (Rupees Ten Thousand).
9. Governing Law and Jurisdiction
These Terms and Conditions are governed by and construed in accordance with the laws of India. Any disputes arising out of or relating to these terms shall be subject to the exclusive jurisdiction of the courts located in Bengaluru, Karnataka, India.
10. Modifications to Terms
Niketh Estates reserves the right to modify these Terms and Conditions at any time. Updated terms will be posted on this page with a revised effective date. Your continued use of the website after any modification constitutes acceptance of the updated Terms and Conditions.
